What a mold inspection is

A mold inspection is a visual and instrument-based check of your home to find active mold growth, the areas it has damaged and the moisture source behind it. It is the right first step when the signs point to mold but you can't see where it is, or when you've cleaned mold before and it keeps coming back.

Inspection and testing are often confused. An inspection answers where is the mold and why is it there. Mold testing answers what is in the air or on this surface, using samples sent to a lab. Many jobs need only an inspection. When testing helps, the inspector usually takes the samples during the same visit.

When you need a mold inspection

  • A musty smell with no visible mold, especially when the AC kicks on or after heavy rain.
  • Allergy-like symptoms that ease when you leave the house: stuffy nose, sneezing, itchy eyes or worse asthma.
  • A past leak under a sink, behind a dishwasher, from a water heater or through the roof, where you're not sure everything dried.
  • After a storm, when wind-driven rain may have got into walls, window frames or the attic.
  • Before buying a home, especially an older one or one that has been closed up for a season.
  • Mold that keeps coming back, which almost always means a moisture source nobody has found.

What happens during the inspection

  1. A short interview. Where you smell or see mold, any leaks, storms or plumbing work, and who in the home has symptoms.
  2. A visual walk-through. Every room, closets, under sinks, around windows and doors, the water heater and the AC air handler.
  3. Moisture readings. A moisture meter checks drywall, baseboards, flooring and cabinets for hidden dampness.
  4. Thermal imaging. An infrared camera shows cool, damp patches behind walls and ceilings that you can't see.
  5. The attic and AC system. Roof decking, insulation, the air handler, coil, drain pan and condensate line are checked.
  6. Samples, if needed. Air or surface samples are taken only when they'll answer a real question.
  7. A written report. Where the mold is, roughly how much, what caused it and what needs to happen next.

Most single-family inspections in Titusville take one to three hours, depending on the size of the home and whether the attic and crawl spaces are easy to reach.

Where inspectors find hidden mold in Titusville homes

Titusville's humidity and storm season make some spots far more likely than others:

The AC air handler and ducts

Florida air conditioners pull a lot of water out of the air. When the condensate drain line clogs or the drain pan rusts, that water sits next to the coil and inside the cabinet. Mold there spreads spores through every vent in the house.

Baseboards and the bottom of drywall

Most Titusville homes sit on concrete slabs. A slow supply-line or drain leak can soak the bottom few inches of drywall for months before it shows, often behind a vanity, kitchen cabinet or toilet.

Window frames and exterior walls

Wind-driven rain during tropical storms gets past window seals and stucco cracks. The damage usually shows first as peeling paint or a stain below the window.

The attic

A roof leak after a storm wets the insulation and roof decking where nobody looks. Ceiling stains are often the first sign that there's mold above them.

Closets and rooms that stay closed

Closets on exterior walls, guest rooms with closed vents and homes left closed up over the summer collect humidity and grow mold quietly.

Who can inspect: Florida's mold rules

Florida licenses mold work. Under state law, a mold assessment of an area over 10 square feet must be carried out by a licensed mold assessor. A licensed assessor also generally may not remediate a property they assessed in the previous 12 months, so the company that inspects your home is usually not the one that does the removal. That separation is there to keep the inspection honest.

Before anyone starts, ask for their Florida mold assessor license number and check it with the Florida Department of Business and Professional Regulation.

How to prepare for the visit

  • Don't clean or paint over suspected mold beforehand. The inspector needs to see it as it is.
  • Make the attic hatch, the AC air handler, the water heater and under-sink cabinets easy to reach.
  • Write down when you first noticed the smell or stains and any leaks, storms or repairs since.
  • Run the AC as normal for a day or two before, so moisture readings reflect normal conditions.

After the inspection

If the inspector finds mold, the report becomes the plan for remediation: which areas to contain, what to remove and what has to be fixed first. If the growth followed a leak or storm, the work usually starts with drying out the water damage. For dark mold on drywall or wood, see black mold removal. And once the work is done, a clearance test confirms the area is clean before walls go back up.

Mold inspection questions

How long does a mold inspection take?

Most homes take one to three hours. Larger homes, homes with hard-to-reach attics, or jobs that need several air samples can take longer. Lab results for samples usually come back within a few business days.

Do I need an inspection if I can already see the mold?

Not always. If the mold is visible and you know exactly what caused it, such as a single leak that has been fixed, a remediation company can often go straight to removal. An inspection is worth it when the mold keeps returning, covers a large area, or the source isn't obvious.

Can the same company inspect and remove the mold?

Usually not. Florida law generally bars a licensed mold assessor from remediating a property they assessed in the past 12 months, with a narrow exception for certain certified contractors. Expect the inspection and the removal to be done by different companies.

Will an inspection find mold inside my walls?

Inspectors can't see through walls, but moisture meters and thermal cameras show where hidden moisture is, and that is where hidden mold grows. If the readings point to a problem, a small inspection hole or a wall-cavity air sample can confirm it without tearing out the wall.

Should I have a home inspected before I buy it?

For an older home, a home that has been vacant or closed up, or one with signs of past leaks, a separate mold inspection is a sensible addition to the general home inspection, which usually only notes visible issues.
